Choosing between a furnished and unfurnished apartment in India is one of the first decisions a tenant makes — and it has consequences for cost, flexibility, and quality of daily life that most tenants do not fully calculate before committing.
This guide breaks down the real trade-offs of each option, including the one that most landlord listings obscure: what “semi-furnished” actually means.
Table of Contents
What Each Type Actually Includes {#what-includes}
Fully furnished: Bed frame and mattress, wardrobe, study table and chair, sofa set, dining table with chairs, TV unit, sometimes a TV, kitchen appliances (refrigerator, microwave, sometimes washing machine), and basic curtains. Everything a household needs to function immediately.
Semi-furnished: This category is poorly defined in India and varies enormously. Some semi-furnished listings include only a wardrobe and a few ceiling fans. Others include most of the above except the bed. Always ask specifically what is included — never assume from the label.
Unfurnished: Bare walls, no furniture of any kind. Sometimes includes air conditioning units, ceiling fans, and basic kitchen fittings (shelves, exhaust fan) — but no furniture.
The Cost Comparison {#cost}
A furnished flat in India typically commands a rent premium of 20 to 40 percent over an unfurnished flat of the same size in the same area. On a ?20,000 unfurnished baseline, the furnished equivalent often rents at ?25,000 to ?28,000.
Over a 24-month tenancy, that premium is ?1,20,000 to ?1,92,000.
Against this, equipping an unfurnished flat with basic furniture — bed, wardrobe, sofa, dining table, kitchen appliances — costs approximately ?80,000 to ?1,50,000 depending on quality choices.
For stays of two years or more: unfurnished plus furniture purchase is often cheaper than paying the furnished premium — and you own the furniture at the end.
For stays under one year: furnished is almost always more economical. The furniture purchase cost cannot be recovered in a short tenancy.
The calculation that most tenants skip: what happens to the furniture when you move? If you move within the same city, furniture can be taken. If you move cities or countries, furniture either goes with you (moving cost) or is sold (usually at a significant loss).

Who Should Choose Furnished {#choose-furnished}
Furnished apartments in India are best suited for:
Short-term tenants — one year or less. The premium is worth paying to avoid a furniture purchase that cannot be recovered. Relocating professionals — moving to a new city for a fixed-term project or assignment. Furnished provides immediate habitability without building a household from scratch. International tenants or expats — who will not be shipping furniture and have no existing household goods in India. Tenants who prioritise ease over cost — willing to pay the premium for the convenience of moving in with only a suitcase.
Who Should Choose Unfurnished {#choose-unfurnished}
Unfurnished is better for:
Long-term tenants — two years or more. The furniture purchase cost is recovered over the longer tenancy period through rent savings. Tenants with existing furniture — who are moving within the same city and already own household goods. Tenants who want quality control — landlord-provided furniture is frequently low quality, older, and cannot be changed without the landlord’s permission. Your own furniture is exactly what you chose. Tenants who value aesthetics — decorating and designing a space around your own furniture is significantly easier than working around whatever the landlord installed.
The Semi-Furnished Problem {#semi-furnished}
Semi-furnished is the category that most often produces disappointment. The listing says semi-furnished. The tenant assumes a reasonable set of basics. They move in to find a wardrobe, a ceiling fan, and nothing else.
Before viewing a semi-furnished flat, ask the landlord to provide a specific inventory list of what is included. Walk through the list during the viewing and verify each item’s condition. Do not accept a semi-furnished flat based on the label — accept it based on the verified list.
Get the inventory list attached to the rental agreement. This protects you at move-out against claims that items were damaged that you never used.
What to Check in a Furnished Flat Before Signing {#check-furnished}
The quality of furnished flat furniture in India varies enormously — from genuinely good quality to barely functional. Check before signing:
Mattress condition — press it, check for sagging or springs. This affects sleep quality every night. Sofa condition — sit on it, check for broken springs or flat cushions. Refrigerator — turn it on and check cooling. Washing machine — run a short cycle. Geyser — test hot water. All switches and plugs — test with a phone charger. Wardrobe — open every door and drawer, check hinges.
Document the condition of every furnished item in photographs at move-in. A furnished flat means more items that can be claimed as “damaged” at move-out — and landlords who provide poor-quality furniture sometimes treat tenant normal use as “damage.”
Deposit Implications {#deposit}
Furnished flats in India typically carry a larger security deposit — because the landlord has more assets at risk. This is reasonable in principle. The practical implication is that a furnished flat that already costs more in rent also requires more cash upfront.
The deposit for a furnished flat is the combined risk cover for the property and the furnishings. At the two-month cap under Karnataka’s new rules — and the Model Tenancy Act framework — the deposit is calculated on the monthly rent, not on the asset value of the furniture. A landlord demanding a significantly higher deposit “because of the furniture” is pushing beyond what the cap permits.

Final Thought
Furnished vs unfurnished in India is a financial calculation as much as a lifestyle choice. Run the numbers for your expected tenancy duration. Check the furnished inventory specifically. And do not let the convenience of furnished override a careful assessment of the furniture’s actual quality.
