Bengaluru’s rental market is worth between ?60,000 crore and ?70,000 crore a year.
That number is not a typo.
Between 1.8 and 2 million households rent in Bengaluru. The average blended monthly rent across key IT corridors is around ?28,000. And rents are growing at 8 to 10 percent a year — meaning the rental economy could reach ?1,05,000 crore by 2030.
The city adds 3 to 4 lakh new residents annually. Most of them rent first.
Why is Bengaluru like this? Three forces.
Migration
People come to Bengaluru from Andhra Pradesh, Tamil Nadu, Kerala, Maharashtra, and across North India. They come for jobs. And during their first years in the city, almost all of them rent. The intake is constant and it does not slow down during corporate hiring pauses because the city keeps generating new reasons for people to move there.

Corporate expansion
Qualcomm signed a ?184 crore office lease in Bengaluru. Jaguar Land Rover expanded its tech centre here. BlackRock deepened its operations. Every time a global company expands its Bengaluru footprint, thousands of employees follow. High-income engineers and finance professionals moving to a city push up rental prices in areas near their offices — Whitefield, Outer Ring Road, Electronic City, Sarjapur Road, North Bengaluru.
The GCC wave
Global Capability Centres — where multinationals house their engineering, analytics, AI, and finance teams — drove nearly 40 percent of all office leasing in India last year. Bengaluru hosts more of these than any other Indian city. GCC employees are typically well-paid. They rent premium. And they cluster in specific corridors which drives up prices in those micro-markets dramatically.
For a regular tenant this means one thing. The forces driving your rent are not personal. They are structural. And they are not stopping.
What you can control is where you look. Areas slightly further from the main tech corridors — Hebbal, Yelahanka, parts of Sarjapur Road away from the main strip — can offer meaningfully lower rents for similar quality.
The commute might be longer. The rent might be ?8,000 to ?12,000 lower per month. Over a year that is ?1 lakh.
